Rental Market

Kogarah is the typical St George suburb, with an array of both low and high density residential, and commercial properties. It is a popular suburb for renters, primarily because of its great shopping precinct, and fantastic transport system, which makes it very popular with white collar workers but also small business owners. Coupled with the many attractions and lifestyle St George has to offer, Kogarah has now become a hotspot for renters over its close neighbours.

Rental prices in in the suburb vary, depending on the type, size and location of property. At any given time you could expect upwards of 200 rental residential properties advertised. They consist of a mixture of Federation and Austerity years style houses, newly developed McMansions, but also apartments ranging from the typical 1970’s red brick style to new apartments.

Rental prices for a typical 1 bedroom apartment in Kogarah range from $450 to $500 per week and 2 bedroom apartment would be around the $500 to $600 per week mark. Kogarah also boasts a number of rental houses, varying in condition and age, with rental prices ranging around the $600 pw and upwards of $800 per week.

COVID-19 update: Kogarah continues to perform well even in tough conditions. The local hospitals – both the private and the public – as well as the St George Bank headquarters on Montgomery Street are large employers that have not been impacted by the Coronavirus employment downturn. St George in particular, is a great employer of IT staff proving a much needed support on the local market. Why NextGen as your Kogarah Property Manager?

NextGen Property Mgmt (nextgenpm.com.au) is a Real Estate Agency that specialises in property management. Our agency employs fantastic real estate agents and we pride ourselves as being the best property managers in Sydney.  Our differentiator is that we are landlords ourselves! St George and Kogarah in particular is our playground, and we have had a strong presence in the suburb since our inception as a real estate agency.

Today we have a large number of rental properties under management in the area and are always looking to add more as we just love the demographic. Our property manager Chris, owns a rental property on Belgrave St. This is what he had to say when asked about the Rental Market in Kogarah.

“I’ve owned or managed properties in Kogarah for 2 decades. In that time we’ve seen prices and rents double in value! Kogarah with its public and private hospital, TAFE, police station and Headquarters of the St George bank, is a renters paradise. The best thing about Kogarah though, is its amazing transport system. Kogarah is on the Illawarra line and it takes less than 30 minutes to get to the Sydney CBD. Great for white collar workers.

These days, as a property manager, I have come to realise that, when combining lifestyle and the many jobs that Kogarah has to offer, few suburbs fair better than Kogarah.

If you have any questions about the rental market, or would like a second opinion on you rental property, please let us know and our local property manager will be able to meet with you and discuss. Our advice to landlords looking for a property manager to manage their property, is to look for someone that has the capacity and headspace to care for their property, their tenant, and them as a customer. Our local dedicated property manager can certainly do that.
